SONO Field House Remediation

This project consisted of the demolition of an existing solvent processing facility, installation and preparation of the new site infrastructure, and construction of a new 55,000 square foot indoor sports complex, complete with lacrosse and soccer fields, a rock climbing wall, as well as meeting and conference rooms. The soil and groundwater at the site was heavily impacted by releases of chlorinated solvents and oils and to a lesser extent by polychlorinated biphenyls and heavy metals.

We were able to demonstrate the benefits of integrating the site work, foundation construction, and remediation construction and the merits of design-build project delivery. The remediation involved excavated and removed petroleum impacted soils, installed an engineered control consisting of a flexible membrane liner under landscape and paved parking areas, the installation of an engineered control consisting of a sub-slab depressurization system and liner beneath the new building, and the installation of a soil vapor extraction system to treat the most impacted soils.

Loureiro was also called upon to complete the design of the foundation system and to develop a cost-effective solution of dealing with unsuitable soils discovered during construction. The solution involved excavating the inadequate soils and replacing them with structural fill, thus eliminating the use of a pile-supported foundation which was recommended by a prior consultant. This approach kept the project on its ‘fast-track’ schedule and providing cost savings.

The design-build approach allowed for immediate decisions that kept the construction team moving forward, completing the work on time and on budget. Loureiro’s engineering and construction teams met with the owner and City of Norwalk to discuss ideas and approaches prior to preparing working drawings for construction. This collaborative process was well received by all parties.
