Sanford Ridge, A Planned Unit Development

Strategic Properties proposed the development of a 36 unit “Planned Unit Development” on a 41-acre farm in East Granby, Connecticut. The proposed development is served with MDC water, sewer, gas and power/communications. A road network, with a stream crossing, looping through the property provides access, common areas and parking for vehicles.

Complexities on this site were primarily related to mitigation of the impacts associated with the wetlands crossing. Loureiro designed a precast concrete arch system to mitigate direct impacts to the stream. This structure was designed on a pile foundation due to the instability of the soil in the vicinity of the stream. In addition, a one-acre wetland compensatory mitigation area was required.

Loureiro constructed the entire infrastructure including all utilities, the bridge, roadway, parking and access drives to coupled building units.
