Overview

Loureiro provided a large, industrial manufacturer with professional resources to perform the decontamination and decommissioning of a 260,000 square foot manufacturing facility. The facility required cleaning, following the discontinuation of operations to prepare for repurposing or demolition. The client relied on Loureiro’s HAZWOPER-trained employees to perform the work in accordance with applicable local, state and federal regulations.

Approach

Prior to beginning the work, Loureiro implemented its system of rigorous job hazard analysis (JHA) to ensure a safe and successful outcome.  The JHA process, implemented for each project, includes a systematic evaluation of each element of work with members of the project team, to determine the risks inherent with each element, followed by the documentation of the work processes employed to either eliminate or manage the risk.  The work consisted of decontamination and dismantling of 2,500 linear feet of air ducts ranging in size from 12 inches – 6 feet in diameter, the decommissioning of four plating lines ranging in footprints of 600 – 5,000 square feet, and the removal of 12 process tanks, ranging in size from 1,000 – 12,000 gallons.  Loureiro also removed impacted dust using a combination of high efficiency vacuums and power washing, removed lab chemistry, and cleaned and removed pipes and oil tanks. We employed a combination of cleaning and dismantling techniques to gain access to areas from 9 feet below the shop floor to those located on the facility roof.  Our field staff were flexible and responsive, when a buyer of the facility came forward and began planning for repurposing of the facility, and we changed course and altered our scope to accommodate the proposed reuse.

Results

As the facility was being actively marketed, the customer had a small window of time to begin the project and schedule maintenance, which was of critical importance.  Loureiro quickly mobilized the crew and equipment to begin the project on schedule, and maintained the schedule for completion throughout the ever-changing project. Loureiro, with our diverse capabilities, cost-effectively managed all wastes generated during decommissioning, offering the client a single point of contact for all aspects of the project.  The customer was pleased with the results, and we received high marks for overall job performance.
