Overview

Sport and Medical Sciences Academy in Hartford, Connecticut engaged Loureiro as the demolition, remediation, site and concrete trade contractor for the construction of its new 195,000 sq. ft. facility. Loureiro was hired to demolish six different buildings totaling 62,000 sq. ft., excavate and remove contaminated soils from the site, and reconstruct roadways, parking lots and site retaining walls.  As part of the project, Loureiro also installed over 800 end-bearing steel piles and poured concrete pile caps, grade beams, foundation walls, slab-on-grade and slabs on deck.

Approach

Loureiro demolished several one-story wood frame buildings with brick veneer, a three-story masonry building, a prefabricated metal building with CMU masonry; a billboard sign, supports and foundation, a large concrete ramp structure for a concrete batch plant and various other site items such as concrete walls, slabs, tanks and cradles, bituminous pavement, wood poles and other miscellaneous debris.  The majority of the concrete foundations and slabs from the demolition work were crushed and reused as on-site fill material.

For the site remediation work, Loureiro reviewed the proposed scope of work and offered a revised approach. The initial scope of work called for complete removal of all contaminated soil materials, but Loureiro proposed implementing an Environmental Land Use Restriction (ELUR) for the site. When the ELUR approach was accepted, Loureiro designed and implemented it. As the remediation work progressed, Loureiro installed over 800 end bearing steel piles, then installed the concrete pile caps, grade beams and building foundation. While the building super structure was being constructed, Loureiro began the various site work projects, which included construction of a drainage system, sanitary tie-ins, water lines for both domestic water and fire lines, and excavation for power and communication services. Loureiro also constructed several modular block retaining walls, as well as a cast-in-place concrete retaining wall. Other site work included preparation of sub grades for the roadway, parking lots, and sidewalks.

Results

This was an extremely fast track project with numerous aggressive milestone dates. Loureiro not only met all the milestones but was early on all of them. Loureiro designed and implemented a remediation approach that resulted in a multi-million dollar savings to the client.
